House Painting in Sobha Dream Acres, Balagere: Costs, Society Rules & Tips
Sobha Dream Acres, off Panathur Main Road in Balagere, is one of East Bengaluru’s largest apartment townships — thousands of well-built, compact 1 RK, 1 and 2 BHK homes across dozens of high-rise towers. The earliest towers are now several years old, which means a lot of residents are due their first repaint. Here’s a practical, honest guide to painting your flat here — what it costs, how the society side works, and how to get a clean job without upending your week. (We’re an independent painting service that regularly works in this area — not affiliated with the developer.)
What painting a Dream Acres flat actually involves
Painting inside a big gated high-rise is a little different from an independent house, and a good crew plans for it:
- Society permissions — most towers need a work intimation, an approved worker list with ID proof, and painting only within set hours. We hand over our verified painter’s details so you can register the gate pass smoothly.
- Service lift & access — material and covered furniture move via the service lift on your floor, so nothing scuffs the common areas.
- Low disruption — most residents here work from home, so we cover and shift furniture room by room, keep dust down, and clean the site every day rather than leaving a mess for the weekend.
What it costs (by flat size)
These are all-inclusive interior repaint prices — putty, primer, two coats, masking, daily cleanup and a workmanship warranty — the same rate card we use across Bengaluru:
| Flat size | Economy | Premium (washable) | Luxury |
|---|---|---|---|
| 1 RK | ₹9,000 | — | — |
| 1 BHK | ₹11,000 | ₹13,500 | ₹19,000+ |
| 2 BHK | ₹14,000 | ₹19,000 | ₹28,000+ |
That’s roughly ₹28–50/sq ft all-inclusive depending on the paint grade. Want a number for your exact carpet area? The painting cost calculator gives you an instant estimate.
Fresh painting vs a repaint
Handover flats come in a basic builder white. If you’re personalising a newer unit for the first time, that’s fresh painting— bare walls need the full putty and primer build-up, so it costs a bit more. If your tower has been lived in for a few years, it’s a repaint: the putty base already exists, so it’s about ₹13/sq ft cheaper. Not sure which applies to you? The choose-your-paint guide walks through both.
Colour that suits a compact flat
Dream Acres homes are efficient and light-filled, and the right colour makes them feel even bigger. A warm white or soft greige on the main walls keeps rooms open and bright; a single accent wall — behind the TV or bed — adds personality without closing the space in. In a compact flat a washable premium grade is worth it: marks near switches, sofa lines and kids’ corners wipe off instead of building up.
